Year-round termite protection that renews itself

A termite bond in Tallahassee is an annual protection contract: a yearly inspection, written terms for treatment if termites appear during the term, and the records lenders and buyers want to see. In sandy soil under live oaks, it is the sensible default.

What a bond covers

The bond is a yearly agreement between you and Residely. Each year a technician inspects the home for subterranean termite activity, checks the perimeter and any monitoring points, and updates the record in your dashboard. If live termites turn up in the covered structure during the term, the bond's written terms govern retreatment, so you are not starting from scratch with a new quote. The bond document itself matters at resale, because buyers and their lenders look for a current bond. Florida requires termite work to be performed by a state-licensed pest control operator, and the inspection and any treatment are done under that license. The annual price is flat and shown before you book, and it renews each year with the next inspection scheduled automatically.

Why termites are a Tallahassee problem

Eastern subterranean termites are native to North Florida and are active in Leon County nearly year-round. They live in the soil, travel through mud tubes up foundations and pier blocks, and feed on the structural wood of a house from the inside, often for years before anyone notices. Spring swarms, usually after a warm rain in March or April, are the moment most homeowners first realize they have a colony nearby. Tallahassee's mix of older wood-frame homes, crawl spaces, moist shaded lots and heavy mulch beds gives termites exactly what they need. Formosan termites have also been found in parts of the Panhandle, and they do far more damage far faster. A bond is the ongoing attention a house here actually needs.

How it works year to year

If the home has not been inspected recently, the first step is a WDO inspection, which you can book on its own; if the inspection is clean or the home has been treated, the bond begins. Each anniversary, your dashboard shows the upcoming inspection and you pick a window that works. The technician checks the foundation, crawl space or slab edge, garage, attic and any spots noted in prior years, then files the report where you can read it. Payment is collected after the annual inspection is done. If you sell the home, a current bond with a documented inspection history is a straightforward selling point at the closing table.

Questions about termite bond

Do I need a WDO inspection before starting a termite bond in Tallahassee?
Usually, yes. The bond covers a home whose current condition is documented, so an inspection establishes the baseline. If you have a recent WDO report from a closing, share it through your dashboard and it may serve as the starting point. Otherwise the inspection is booked first and the bond follows.
What is the difference between a bond and a termite treatment?
A treatment is a one-time job that addresses termites or creates a chemical barrier around the home. A bond is the ongoing contract: an annual inspection plus the written terms for what happens if termites appear during the year. Many homeowners do both, treating once and then holding a bond.
Can I cancel or let the bond lapse?
The bond renews each year with the next inspection scheduled automatically, and you can stop the renewal from your Residely dashboard before the anniversary. Keep in mind that a lapsed bond usually means a fresh inspection, and sometimes a new treatment, before coverage can start again.
